    You can buy a lovely home, in a great neighborhood, for zero or very low down payment. 

    You may have talked with a realtor or a bank that told you that you need $10,000, $15,000 or even $25,000 to buy a home. The truth is there are loans that will finance a up to $334,750 without a down payment. We also have access to the special, "Doctors home loan", and the "teachers home loan." Take a look at some of our most popular zero money down programs.


    Never let anybody tell you that you can't finance a home. There are so many home loan programs available that even if your credit is not lily white you can still purchase a home. You just have to talk to the right people who are willing to work a little harder to learn and understand the programs that are available. We have done this.


Zero Down Options


    · 103% Loan to value
    This program allows you to finance 100% of the sales price plus allows you to finance your closing costs which are generally close to 3% in most areas. Loan amounts go as high as $334,750. Good credit is important.
    · There are also "special" community programs where you can get into a home with ZERO DOWN.


Low Down Options


    · FNMA Flex 97%
    This is a great program for customers who have little cash for their down payment and have good credit. There is a 3% down payment required, but it can come from alternative sources such as gifts from immediate family members, grants from non-profit agencies and community assistance programs. Closing costs can be covered by those same sources, seller contributions or through a slightly higher rate. There are no income/earning restrictions. These loans are available up to $252,700.

    · FHA Under $175,531
    Most of the time the best way to go would be FHA. FHA is a government program that has good interest rates and is an easier loan to qualify for. There are several ways to achieve a zero down option on this loan. You can finance up to 97% of the sales price with the 3% gifted and the closing costs paid by the seller. As far as you are concerned you are getting into the home with Zero Down. 
     
    "Why haven't I heard of these programs?" you might ask. There may be many reasons but the primary one is that both lenders and realtors typically use the 3 or 4 types of financing that change little, which mean they are not as knowledgeable on all the new financing coming on the market. New financing programs and changes come on the market weekly. The problem for the consumers is that they are not aware of their best options or worse they think they can't buy a home.
     
     Consequently, many people who can afford a home never get one. Other people who do get loans have to borrow or save thousands of extra dollars first, and pay high payments, all because they were never shown all the information on all the home loans truly available.
