"Retired Couple Got What They Wanted"
Recently a client called and asked me if I would help his parents
with the sale of their home. They had been retired for many years and the home and the
yard were becoming too much for them.
This was not easy for my clients parents because they had raised their
family in this home and it held many beautiful memories. The home had one small problem.
There was virtually no backyard and most families want a yard.
I started focusing my marketing efforts on busy young working couples or singles
since many of them are too busy and dont want a big yard.
I was working with a Doctor doing a residency at Mayo at the time and I showed
the home to her. She absolutely fell in love with the home and bought it. It was a perfect
for her. The seller was also very excited that the buyer appreciated and liked their home
so much.

Mile"
Steve and Joan had recently taken a job offer in St. Paul and needed to sell
their home in Rochester. They needed to do a lot of improvements on their home before it
was ready to be put on the market. The dilemma was they both worked and they didnt
have the time or the contacts to get the work done.
I explained to Steve and Joan that as part of my services I have a team of
individuals to do repairs, painting, and other general things that need to be done to get
a home ready to sell. They were ecstatic! I got bids on the work which was OKd by
Steve and Joan. All the work was completed in days. We put the home on the market in
"TOP" condition and it sold quickly.

Down Home Purchase"
Recently a young woman named Lori who lived in an apartment was
looking to buy her first home. She was thinking of going to see a lender, then she
received our flyer and knew it was time.
Lori went in and the lender explained her loan options. Lori found that with her
good credit she could apply for a loan with no money down, and seller paid closing costs.
Then, Mark helped Lori find her new home. He sat and talked with Lori about what
her needs and wants in a home were. After spending time learning what Lori wanted, Mark
found her a town home that she loved within a month.

"Buyer Gets What She Wants"
Just a quick note to let you know another way I can help someone that you might
refer to me.
A young professional woman came to me after having worked with another Realtor
that did not embrace her underlying needs and goals. When I first spoke to her, she told
me different horror stories about how she was treated and was so discouraged she
wasnt sure she would continue the home buying process. She didnt think that
she would ever find a home she liked that would also be in good condition.
When we first got together, we talked in great detail about what she envisioned
her home to look like and how she predicted the process to unfold. From that point on, I
worked as hard as I could to make that vision a reality for them. After many days of

"E-Mail and Internet was Used to Help
Doctors Buy a Home in One Day"
A couple, both physicians relocating from Nova Scotia to Rochester, originally
thought they may rent because they were unfamiliar with Rochester.
One day Kim and Bonita were surfing the net looking for information on Rochester
and they found Frank Armstrongs web page. Kim found a great deal of information on
Rochester, like schools, Mayo Clinic and homes for sale. The first thing Kim and Bonita
did was e-mail me and inquire about places to rent and homes for sale, but they felt it
would be nearly impossible to purchase, get a loan, etc. So renting seemed like the best
option.
To make a long story short, I sent them all the homes for sale in their price
range. I got a local lender to do the loan via internet and express mail.
Kim flew into Rochester for two days. Because they were able to have a lot of
information on homes and our market, Kim was able to purchase a home and complete
financing details in one day and had the other day left for personal business.

"Realtor Saves
Couple $8,484 in Interest"
Lane and Jodi recently bought a home in SW Rochester. As we were sitting down to
write the purchase agreement, I asked them if they had talked to a lender yet and if they
were aware of the interest rates. They said they had spoken with a lender and had been
quoted a rate of 7.125%.
I asked them if they would be interested in using a lender that I worked with if
the interest rate was less. Of course, they said yes. I called the lender and was able to
lock in a rate of 6.875% on the spot
without the lender having a copy of the
contract. I saved Lane and Jodi $8,484 in interest on their 30 year mortgage.
