Powerful Questions to
Ask a Realtor
Selling a home is one of the most
important financial transactions you will participate in. Here are a
series of questions you are encouraged to ask your realtor. Know
something about the realtor's qualifications before you sell your home.
For Sellers:
- Do you stay in touch with me
from the beginning of the listing until the closing? How often, in
what way?
- What do you do to prepare the
house for the market?
- Do you give advice to prepare
our house for the market? What?
- Do you prepare professional
flyers for the presentation to all interested parties? Do you have a
sample of your work?
- Will you personally be there
when contracts are presented and handle all of the negotiations?
- Do you request interested
parties to be pre-qualified before making an offer?
- Do you follow-up on all showings
of my home and report the results back to me within 2 days?
- Do you provide us with weekly
written activity reports on the comments from all prospective buyers
and realtors who have looked at our home?
- Do you have a personal web site?
Does your company? Do you market the property on these web sites?
- How confident are you that you
could sell my home? Why?
- Does my home need any repairs or
changes to make it competitive?
- What can I do to help sell my
property?
- What percentage of your listings
sell?
- What is the average time that
your listings are on the market versus the Multiple Listing System
(MLS)?
- Do you have a written marketing
plan specifically designed to sell my home?
- How would you market properties
directly to buyers on the Internet?
- How would you find potential
buyers?
- How do you encourage other
realtors to sell my home? How do you network?
- Do you provide color brochures
of our home for prospective buyers? Do you have a sample of your
work?
- Do you provide us with an
exterior brochure box filled with flyers for prospective buyers
looking in our neighborhood?
- Can we cancel our listing, at
any time; no questions asked if we are not satisfied with your
services? Will you put that in writing?
- What is your written listing
guarantee?
- Can you give me five reasons why
I should list with you, and not any other agent?
- Will my home be on a
"Virtual Tour" on your web site?
For Buyers and Sellers:
- How many years have you been in
the real estate business?
- How many homes did you sell in
the last full year? How many have you sold this year?
- How long have you been selling
real estate in the Rochester area?
- Can I contact your last five
clients?
- Where does your company rank
among other companies in the area?
- Do my calls get returned in a
timely manner? Do you guarantee it?
- How many full time agents do you
have in your office that sell more than 25 homes a year?
- Do you have an assistant to make
sure no details are overlooked?
- What part of your business is
referred to you from past clients?
- Do you work full time? If not,
what else do you do?
- Are you an ABR (Accredited Buyer
Representative)?
- Are you a CRS (Certified Buyer
